We thoroughly inspect the property's exterior for any obvious issues and provide detailed reports with pictures and videos.

  • Walk the exterior of the house looking for any signs of: 

    • Vandalism, intrusion, theft or damage.

    • Broken windows, storm damage.

    • Insect, pest, or rodent infestation.

​

  • Check the gutters and downspouts around the house and the lanai screens.

​​

  • Check the roof (from ground level) to see if any apparent issues are present.

​​

  • Check the outdoor furniture and outdoor grill/kitchen.

​​

  • Check the A/C unit and drain line for proper operation.

​​

  • Walk the property grounds, looking for any signs of:

    • Landscape concerns, dry/dying plants. 

    • Irrigation issues, running water, broken sprinkler heads, sitting water.

  • Check that the exterior faucets are working correctly.

​​

  • Check the property is being maintained by HOA (if applicable)

​​

  • Bring inside any packages/deliveries from the porch.

​​

  • Pool & Spa

    • Check the water level and add water as needed.

    • Watch for discoloration and dirt buildup. 

    • Check the lanai screen for any tears.

Inspections

We thoroughly inspect the property's interior, looking for obvious issues, and provide detailed reports with pictures and videos.
 

  • Check doors, windows, and garage doors are all securely locked.
     

  • Check all lights and ensure fans are properly working. 

  • Check all ceiling areas, including closets, for discoloration, moisture, leaks, or mildew.

  • Check all rooms with water sources (bathrooms, kitchen, laundry room, garage) to ensure no discoloration, moisture, or signs of possible leaks or mildew.

  • Run the faucets in sinks and showers/tubs to wet drain traps to keep critters out and cycle water through. 

  • Run faucets to check that water is properly flowing, no discoloration or odd odors, and there are no visual leaks in the drainage.

  • Check that the smoke alarms are intact and the batteries are working.

  • Check that the garbage disposal is working correctly. 

  • Check the temperature and humidity in the house.

  • Check the thermostat settings and note the readings each visit. 

  • Check the A/C filter change if necessary. 

  • Check for unusual odors in the house.  

  • Check the electrical panel for tripped breakers.

  • Check the water heater for leaks or corrosion.
